KIT HOMES -

Many prospective clients are under the impression that they must purchase a log home in kit form. You need not be compelled to purchase someone else's pre-cut kit home. Also why pay freight on the flooring, 2x4's and roofing materials when they can be purchased locally?

IS INSURANCE HIGHER ON A LOG HOME?

Insurance is no higher on a log home than any other home.

WILL THE LOGS CRACK, SHRINK, CHECK OR BOW?

Custom Cut Log Homes uses the driest timber available. It is natural for solid wood timbers to shrink (3%) and check as they dry. This is not limited just to logs but is also true of any timber utilized in building. Most of this checking has occurred before the log is milled into its unique shape. Our logs are kiln-dried.

ARE THE LOGS TREATED WITH A PESTICIDE?

No. Cypress logs contain salt and cyprene, a naturally occurring oil, which repels insects.

CAN WE ERECT OUR LOG HOME OURSELVES?

Yes, many of our clients elect to erect the home themselves. You must be capable of some carpentry talents and tools, or you may contract us to do partial or total building process.

 

HOW MUCH DOES IT COST TO BUILD A LOG HOME?

The total cost of any home is dependent on the amenities of the home. Different qualities of floor coverings, kitchen cabinets, fireplaces, windows and doors, etc. drastically affect the cost of your home. Once you have plans completed, we can more accurately estimate the cost of your home. Many clients contract for their home on a "shell" basis and either finish it themselves or sub-contract it out by bids.

WHAT IS A "SHELL" AND WHAT DOES IT COST?

A "shell" is the construction of the home on the foundation to the roof exclusive of windows, doors and electrical pre-drilled in logs to the point of need plus interior walls studded, but unfinished (no paneling, etc.). The total cost of a shell is approximately $30.00 per square foot under the roof. Two story designs would require a quotation due to additional framing costs. The $30.00 per square foot includes all materials and labor, but does not include delivery cost. You should be able to complete your home in this manner for a cost of $60.00 to $65.00 per square foot. Keep in mind that the cost is directly related to the plushness of the amenities that you choose.
